212° Day: The Power of One More Degree

Every year, February 12 brings one of my favorite reminders about momentum, clarity, and the way real change actually happens in a real estate business. I call it 212° Day and learned about this during my time in the Virginia Leadership Academy. It's a nod to the simple but powerful truth that transformation rarely comes from dramatic reinvention. Most of the time, it comes from one extra degree.


Here’s the science behind it:


At 211°, water is hot. At 212°, it boils. And boiling water creates steam—enough power to move a train.


That’s the difference one degree makes.


And honestly? Most agents aren’t stuck because their business is “broken.” They’re stuck because they’re sitting at a very cozy 211°: working hard, staying busy, doing enough to stay warm, but not quite enough to create movement.


The good news is that momentum doesn’t require a full business overhaul. It doesn’t require a new CRM, a new brand, a new strategy, or a new personality. It requires one intentional degree of effort, clarity, or courage.


One more degree might look like:

  • rewriting that confusing MLS note so it actually helps the buyer’s agent

  • asking a clearer, more direct question in a client meeting

  • ending the message you’ve been avoiding because it feels uncomfortable

  • choosing intention over speed (again)


Small doesn’t mean insignificant. Small is leverage. Small is what moves the train.

If your business feels warm but not moving, today is your nudge. You don’t need to burn everything down. You don’t need to start over. You don’t need to wait for the mythical “slow season” to get organized.


You just need one more degree.


Turn it up. Your momentum is closer than it feels.
